The Agent As Consultant
The way buyers search for homes has changed, so must sellers and real estate agents adjust to attract those buyers. The term ”listing agent” is becoming outdated. No longer is merely adding your home to the evergrowing pool of available homes going to attract a buyer. Your home must be expertly merchandised and marketed. Thus I veiw my role as a marketing consultant. The goal of my activities is to partner with you to sell your home for the best possible price in the shortest possible time. So how do we reach this goal?
Education - As a real estate professional, it is my resposibility to educate you about the process of selling. We discuss the market conditions, trends in your neighborhood and competing homes for sale. We prepare a plan for selling your home for the highest potential profit. I help you navigate the decision making process making sure you are comfortable with each phase of the sale.
Merchandising – In order for you to recieve the best possible price for your home, your home must be expertly merchandised. I will work with you to determine cost effective changes that will increase your home’s appeal and will expertly stage your home increasing its percieved value to the buyers that we are targeting.
Price Positioning – In this competive buyers market, price becomes a crucial element in selling a home. Inventory is high and your home must be carefully priced to appeal to the target market while still optimizing your profit.
Marketing – Attracting qualified, interested buyers requires more that a sign in the yard and an entry in the MLS. Though these activites are important, there are a multitude of other marketing activities that position your home for a sale. I use targeted internet marketing campaigns as well as professional marketing materials to reach and appeal to buyers.
Negotiating and Closing – Recieving an offer is only the beginning of the negotiation process. I will first determine that the buyer is qualified and able to purchase your home and then negotiate the best possible price for you. Additionally, I will deal with all of the details of the sale all the way until we are sitting at the closing table.
