If you have a home on the market in Joliet, IL, it is going to take some savvy sales strategies to get it sold. I ran a market report for July, and there is some stiff competition out there. First let’s look at the numbers. When looking at detached single family homes, there are currently 1023 on the market (per MLS records). In July there where 97 closings. So what exactly does this mean? It means that our current inventory of homes will last 10.5 months! Yep, if sales stay steady, we are looking at late May of 08 before the homes that are currently on the market have sold!
No big deal, right? Well it’s a big deal if there is a sign in your front yard and no buyers are coming through the front door. What kind of exposure is your home getting? How does your home look online and in print media? Do you know what the competition in the neighborhood is like? Does your home show better? With the summer wearing on, it is time to reevaluate how your home is being marketed. I’m sure you are not interested in having your home sit on the market until next spring!
Numbers don’t lie. The market is slower that it was a year ago, but homes are still selling. Take steps now to ensure that your home is among those sold by the time I prepare next month’s market report!
